One has to be registered him self in our trust as a bonafide member of trustee.For basic membership and registration our trust will charge nothing.But as a member one can prevail hot oppurtunities of current real estate investment oppurtunity through out India.

Free real estae consultancy services online/offline across the whole country as our network will be ever growing and expanding by serving and retired soldiers.
To avail different higher level of services we take a nominal membership fees to provide hassleful services which always incurrs expenses of huge money.
Thus our membership broadly divided into 3 categories.
1.Basic mambership (Free)
2.Premium membership (Rs 5000/-)
3.VIP membership. (10,000/-)

A.PROPERTY/ESTATE MANAGEMENT SERVICES
Providing Estate Management services to the housing societies to keep the infrastructure facilities in better working conditions through liasoning works with various vendors & OEMs.Identification of right vendors is the key for varied maintenance requirements like House-keeping, Security, Rain Water Harvesting Plant, Swimming Pool, Health Club, Garden or any such facilities in the society.Vendor selection is done at a professional level through experienced & qualified persons.

A.PROPERTY / ESTATE MANAGEMENT FOR YOUR SOCIETY


ESTATE / PROPERTY MANAGEMENT RELATED FUNCTIONS:
  • To co-ordinate with various service providers, and contractors for AMCs such as Security, House Keeping, Lift Maintenance, Pumps Maintenance, Intercom Maintenance, Fire Fighting equipments maintenance, Health Club, Garden, etc…
  • To formulate various Standard Operating Systems in respect of all the Service Providers and ensure compliance.
  • To monitor the services of various Service Providers, and if need be, identify alternate service providers.
  • To liaison with various govt. and local bodies to ensure proper supply of water, electricity and other necessities.
  • To formulate and train the security staff for emergency situation handling and to keep in place emergency management systems.
  • To obtain quotations, and supervise during the repair works, whenever and wherever necessary.
  • To ensure that all the infrastructure and facilities provided in the building are maintained in proper shape and working condition.
  • To formulate rules and regulations for renovation of flats and other discipline codes, and to implement the same.
  • To attend to the complaints of members and solve their problems.
  • To do all such other works are as necessary to maintain the property of the Housing Society.

    When a Co-operative housing society to be formed, there are many Compliance & by-laws related issues! They include legal documentation, generation of reports, timely maintaining accounts and maintain transparency of the working through annual Audit. Housing Society Solution Services ensures up-to-date documentation & data management so that there is are no hassles & extra costs for non compliance!

    • Meeting all Compliance requirements under the BMC Act and the Bye_Laws of the Society.
    • To organize M C Meetings / AGM / SGM etc as per legal requirements.
    • To write the Minutes.
    • To file all Periodical returns with the Asst. Registrar, Federation and such other bodies as are required.
    • To handle all Correspondences with members / outside agencies.

    CONSULTANCY FOR COMPLIANCE MANAGEMENT

    SWHO also provide professional advice / consultancy to the Society management normally through e-mails or over phone.

    • Our Senior Executive will interact with the Managing Committee members either through e-mails / individually or in meetings and attend to the issues under consideration and help society take decisions on various issues to ensure that they are not inconsistent with the provisions of law and at the same time are practical to implement.
    • During such meetings, we will suggest Managing Committee the Provisions of law / bye-laws which are required to be implemented.
    • Assist the Managing Committee in drafting letters / replies through e-mails on matters pertaining to the affairs of the Society, any local authority, including Dy. Registrar, BMC etc
    • Updating all statutory registers.
    • Liaison with the Advocate for any of the society matters, discuss with the advocate and help work out actions / strategies.
    • Attend the AGM, SGM as per requirement.
    • Draft all minutes of the Managing Committee & General Body Meetings.


         C.SOCIETY BILLING & ACCOUNTS
    We can undertake raising of bills on members and maintain the society accounts online [ off line services also available ] on outsourcing basis. This has been our core business for the last 10 years. Alternatively, we can post our trained accountant at the Society office and undertake the functions on a contract.

    • Service Tax Calculation and Service Tax returns: Charges shall be quoted separately if applicable.
